Office Area

BOMA OFFICE STANDARD 1996

The area or space where a occupants or tenant normally houses personnel and/or furniture, for which a measurement is to be computed.

Enclosed space usable for personnel, furniture, equipment and office support areas, which has suitable finishes, lighting, environmental controls, power, communications support and ceiling heights.

AIR INDUSTRIAL BUILDING STANDARD

To qualify as finished “Office Area,” an area within the industrial building must be developed at least to the extent of the addition of ALL of the following improvements, whether constructed on the ground floor or the Mezzanine:

  1. Frame and drywall partition fully separating the Office Area from adjacent areas of the industrial building, constructed at least to the height of an intersecting finished interior ceiling (not the underside of the exterior roof of the building).
  2. T-bar suspended ceiling or joisted ceiling with a fully finished interior surface.
  3. Ducted heating and refrigerated air conditioning.
  4. Fully finished floor covering (carpet, tile or sheet goods).
  5. Lighting at an intensity throughout of not less than 50 f.c. at desk height.
  6. Minimum electrical required by code.
