During the critical conceptual and detailed design phases, Stevenson Systems develops strategies that improve load and loss factor efficiency, usable-to-rentable ratios, and floor plate efficiencies based on the multiple measurement standards required for leasing, FAR, tax and meeting municipal requirements. Using our proprietary information, studies are carried out on comparable properties and market competitiveness.

Acquisition

For existing structures, Stevenson Systems begins by developing a unique strategy based on the availability of architectural drawings, and/or CAD files. Field verified as-built floor plans are created by our expert team using advanced laser technology. The appropriate measurement standard is then applied to calculate the building’s square footage, and a Space AnalysisTM study is provided, outlining our findings and offering guidance on how to maximize your asset’s value.

We work with building owners, managers, and leasing representatives to accurately capture all suite and respective occupant leasing information. Detailed drawings are provided with individual suite calculations based on improvements, which include their respective square footages. This information is maintained by our Occupant Services group, which prevents square footage loss as occupancy and spaces change.

Stevenson Systems’ Occupant Services improve your leasing team’s capabilities by providing preliminary suite calculations, based upon the proposed new suite demising walls, within 30 minutes.

Occupant improvements and close-out CAD files are stored in our Drawing Vault, with instant access to your drawings and CAD files wherever you are.
