Measurement Standards
We're fluent in BOMA, IPMS, REBNY, AIA, AIR, IFMA, GWCAR, and GSA standards, as well as government and municipal requirements. We also had a direct hand in establishing several of these standards. We help you select the right standard for your specific business objectives — because the choice of standard has real financial implications.
BOMA (Building Owners and Managers Association) is the dominant measurement standard for commercial office real estate in North America. Stevenson Systems has been integral to developing and interpreting the BOMA Standard for over 30 years. Proper application determines how much rentable area your building can claim — and how that translates to lease revenue.
Load factors represent the ratio of rentable area to usable area — the multiplier applied to a tenant's usable square footage to arrive at rentable square footage. During development and repositioning, we develop strategies to improve load factor efficiency, usable-to-rentable ratios, and floor plate performance. Small improvements compound across a portfolio.
RSF (Rentable Square Footage) verification is an independent audit confirming that lease square footage calculations are accurate and compliant with the applicable measurement standard. It's critical at acquisition, refinancing, lease renewals, and any time measurement accuracy is in dispute. Inaccurate RSF figures directly affect rent revenue and asset valuation.

As-built floor plans are field-verified, laser-measured drawings that reflect a building exactly as it stands today — not as it was designed. They serve as the foundation for everything else we do: tenant calculations, lease compliance, space planning, and acquisition due diligence. Our as-builts are produced in-house to the highest standard and are never outsourced.
Occupant Services maintains an accurate picture of your building's square footage as it evolves with tenant activity. When changes occur — new tenants, move-outs, buildouts, or common area modifications — we deliver updated suite calculations and marketing drawings fast. The entire process, from field visit to deliverable, is designed to move in as little as 30 minutes.
3D scanning uses LiDAR technology to capture a building's physical geometry in precise, photorealistic detail. It's the right tool when you need a comprehensive digital twin, are managing complex existing conditions, or require documentation that goes beyond what standard 2D drawings can capture. The result is a highly accurate, navigable 3D model that supports downstream uses like BIM and renovation planning.
Our consulting work typically begins with a space analysis — an independent assessment of how your building is currently being measured and how it could be measured. From there, we advise on standard selection, load factor strategy, lease language, and positioning for acquisition or disposition. TruSpace is SSI's proprietary platform for managing building measurement data across a portfolio. It consolidates as-built drawings, square footage calculations, occupant records, stacking plans, and lease data into a single cloud-based application. We create field-verified as-built floor plans using laser technology, apply the appropriate measurement standard to calculate current square footage, and deliver a Space Analysis that outlines findings and provides specific guidance on maximizing your asset's value. The work typically begins before closing and is designed to inform the transaction.
Timelines depend on building size and complexity. For ongoing occupant changes through our Occupant Services, we deliver preliminary square footage calculations in as little as 30 minutes. Initial comprehensive measurements and as-built documentation typically take days to weeks depending on scope — and we work with your timeline.
